All reservations are subject to cancellation fees. Reservations cancelled 30 days prior to arrival are subject to a $50 cancellation fee. Reservations cancelled within 30 days of the arrival date will receive no refund. Online reservations are not confirmed until credit card charges have cleared. We offer the opportunity to purchase vacation travel insurance for emergency situations. Please call CSA travel insurance with any insurance questions (866-298-6846)

Your credit card will be charge 35% of the entire reservation rate if you book prior to 30 days of your arrival. If you book within 30 days of your arrival date your credit card will be charged the entire rental amount and this amount is non- refundable. If you purchased vacation travel insurance and need to cancel, you will be responsible for filing a claim with CSA travel insurance if your reservation was made prior to 07/01/2011. If your reservation was made 07/01/2011 and after your claim should be filed with Travel Guard.

All units are non-smoking. Balcony smoking is permitted in some units. Any unit deemed smoked in will be charged an additional fee of no less than $150 and also will include carpet, furniture, window fixture and bedspread professional cleaning charges. Renters will also be charged for any loss of rental due to cigarette smoke.

All reservations require a non-refundable $35 booking fee.

An 12% sales and accommodations tax is not included in the posted base rate.

We do not offer refunds for bad weather or for hurricanes. Vacation travel insurance is available through CSA travel insurance 866-298-6846 prior to 07/01/2011. After 07/01/2011 travel insurance is available through Travel Guard at 877-249-5376.

Full payment is due 30 days prior to scheduled arrival. Rental contract and insurance forms are required signed 30 days prior to arrival. We will not guarantee specific units or reservations if rental contracts have not been returned.

We rent to family groups. No house parties allowed.

No pets are allowed in any rental unit. If pets are found in a unit the renter must vacate immediatly with no refund and the renter will be responsible for no less than a $150 per day charge from the beginning of the rental.

Check in is at 3:00pm and check out is not later than 10:00am. There is a $1.00/ minute charge for any check out after 10:00 am. Please note the check-in time of 3:00 p.m. may be extended for special cleaning and maintenance.

Late arrivals or Sunday arrivals will need to call our office M-F between 9 and 4:30 to arrange a key pick up.

Renters are responsible for daily garbage removal and kitchenware cleaning.

Linen and departure clean up are included. You will need to bring beach towels.
- If you reserve using a credit card the credit card you agree to have the card held as a security deposit and it will be charge for any damages incurred during your rental not covered by the Accidental Damage insurance. The Credit card must be presented at check in.
- As a convenience to our guests Accidental Rental Damage Insurance is now integrated into your reservation. You are no longer required to supply a security deposit. Any intentional damage, excessive cleaning or breach of contract or damage in the amount over the covered limit is the responsibility of the guest. Please report any damage to North Shore Realty before check out so that a claim can be submitted and the damage repaired in a timely manner. The Damage Insurance is available as of 07/01/2011.
- Appliances, equipment and systems in our units are maintained but are not guaranteed to be free from breakdown. Any breakdown must be reported to the office immediately and we will repair it as soon as possible. We reserve the right to repair or inspect any property as deemed necessary by North Shore Realty, Inc. There will be no adjustments for breakdowns, including TV's, VCR's, DVD's , washers, internet service problems,elevators etc. We reserve the right to move renters to another property if necessary without adjustments to rental rates.
- Each property is a privately owned vacation home and reflects the taste of the property owner,. We are unable to make changes to furnishings or appliances.
- We make every effort to guarantee the rental reservation in the property requested. If the property requested is sold, taken off the market due to owners request or undergoing repairs we reserve the right to move confirmed reservations to a property deemed comprable by North Shore Realty. We cannot always move discounted rentals to other units. In the case of most discounted properties we will can only offer to cancel the reservation or adjust the price to meet the rental rate of a non-discounted unit. Thisincludes rentals made through owners, VRBO etc.
- A signed rental contract must be received by North Shore Realty within 10 days of booking or if a booking is within 30 days of the reservation date within a day to consider a reservation confirmed.
- North Shore Realty, and/or property owners are not liable for any damages or injury inclurred by a vaction guest during his/her stay, including but not limited to acts of theft or vandalism. Many of our condominium owners maintain a locked closet or storage area. These areas are locked and not available to renters.
- There is a charge for any lost key. Some properties key charges can cost up to $20.00. If it is deemed the property needs to be rekeyed due to loss of keys the cost wil be the renters responsibility. The renter is responsible for all lock out cost.
- Renters are responsible for any service calls due to neglect by the renter including but not limited to toilet back up and misuse of a/c equipment.
- Many refrigerators are left open during cleaning. It can take as long as twelve (12) hours before your food will cool and the refrigerator returns to a medium temperature. If you fill it with warm groceries and continually open the refrigerator door, it will take much longer than 12 hours. Please check your refrigerator upon arrival - it should be set at a medium temperature. If the refrigerator is turned to a high setting, the humidity will cause the coils to freeze up, which prevents cool air from reaching the refrigerator compartment while the freezer remains cold. If this should happen, please set the unit to a medium setting and allow time to defrost and stabilize.

NOTE: No daily rates are available from May 21 to September 10. (EXCEPTION - Daily rates may be available if there are vacancies during the summer months. Please call a few days before you plan to arrive.) There is a twelve percent (12%) sales and accommodations tax on all rentals. Payments accepted by MasterCard, Visa or Discover Card. Personal checks are accepted for reservation deposits if received 30 days prior to your arrival. There is a $25.00 fee for all returned checks. All reservations must be guaranteed with a valid credit card. All rates are subject to change. There is a $50.00 cancellation fee on all reservations.The inspection, damage insurance fee of $25 and booking fee of $55.00 is non-refundable. If cancellation is less than 30 days prior to booked date there is a 100% forfeit of all payments. NOTE: Rental rates are subject to change and may increase or decrease depending on availability. Exisiting reservations with prepayment are excluded. All reservations require a $35 non-refundable processing, $25 accidental damage insurance and a $25 inspection fee. Cancellation penalties and restrictions apply. All payments must be received 30 days prior to arrival. Travel insurance is available. All units are non-smoking. Rates do not include 12% tax. Units with internet access may have additional fees. All units do not have LAN line phones. If you require a LAN line please request this ammenity prior to booking your reservation.
